Bed & Breakfasts in the Catskills
The Catskills spent the last decade converting its lodging into design hotels, and the bed and breakfast mostly did not survive the transition — which is why there are six here and twelve in the Berkshires. What is left is not a lesser version of the boutique corridor but a different proposition entirely, and it has collected in the places the boom did not reach: Delaware County's northwest corner, the Greene County hamlets above Hunter, and the upper Delaware River in Sullivan County. These are owner-run houses where breakfast is cooked to order and the person who cooks it is the person who checks you in. Two are on the National Register or close to it. None of them are trying to be photographed.

Mountain views from most rooms, breakfast included, and the kind of genuinely personal hospitality that newer design hotels in the corridor tend to advertise without delivering. The owners have been running this for years and it shows in how the place feels — a rarer thing in a corridor that's been fully discovered.

A beloved B&B deep inside Catskill State Park in Maplecrest — a hamlet that hasn't been discovered and doesn't particularly want to be. Owners are routinely called the best in the region. The food is excellent, the setting is genuine, and the price is what you wish everything in the Catskills still cost.

Built in 1928 as the summer estate of Richard Hellmann — of Hellmann's mayonnaise — on 200 acres on Mount Tycetonik, eight miles from Woodstock. Seven rooms split between the main house and a hillside cottage, including the Mobaccus suite with its 20-foot bay window overlooking the valley. The great room — cathedral ceiling, stone fireplace, large picture window — frames the panoramic mountain view that was the original selling point and still is. Sauna, koi pond, and trails on the grounds. Primarily a wedding venue now, which means B&B guests get the run of a grand estate on non-event weekends. The Catskills have always attracted exactly this kind of New York money.
Stickett Inn

An inn in Barryville on the upper Delaware River — the Sullivan County stretch where the water is clean and the corridor runs at its own pace. Close to Livingston Manor and the fly fishing towns to the north, but with a quieter, more river-focused character than either. The upper Delaware has a specific calm to it that the better-known Catskills towns don't offer at any price.

A Queen Anne Victorian built in 1886 on the hill above Margaretville, on the National Register of Historic Places, with the original slate roof intact. Six rooms and a two-room suite, each with a private bath. Breakfast is served formally in the dining room on linen and English china, or on the verandah overlooking the Catskills — one of the better included breakfasts in the region. There is also a spa in the milk house of a circa-1910 Sears Roebuck barn on the property. Belleayre Mountain is nine miles away; Plattekill is ten. The most architecturally significant B&B in the Delaware County corridor.

A B&B at 42 Main Street in Stamford, in Delaware County's quieter northwest corner — far enough from the weekend design circuit to still feel like a town rather than a destination. Jean runs it with a focus on breakfast: stuffed French toast, pancakes, homemade breads and muffins made to order. Small, consistently well-regarded, and the right fit for a trip where you want to arrive and be looked after without ceremony.

It works primarily as a wedding venue now, which means that on non-event weekends a handful of B&B guests have the run of the place. The most expensive of the six and the only one that feels like an estate.

For hosts, and for getting properly away
Deep inside Catskill State Park at Maplecrest, a hamlet with no interest in being discovered. The owners are routinely named the best hosts in the region and the food is the reason people rebook. Remote without being curated about it, and priced like the Catskills used to be. Hunter and Windham are both a short drive for skiing.

On Tannersville's main street, a short drive from Hunter Mountain, with mountain views from most rooms and breakfast included. The hospitality is genuinely personal in a corridor where newer design hotels tend to advertise that quality rather than deliver it. Windham is also within reach, which makes it a practical base for a two-mountain weekend.

- •For skiing, Hotel Mountain Brook is on Tannersville's main street a short drive from Hunter, and Mountain Treasure is deeper in, at Maplecrest inside Catskill State Park. Both are materially cheaper than the Hunter corridor's boutique arrivals and both include breakfast.
- •Breakfast is the through-line and it is not incidental. Margaretville serves it formally on linen and English china; Stamford Gables does stuffed French toast and breads made to order. In a region where most properties now charge separately for a pastry, this is the actual differentiator.
- •These are small and personally run, so they book differently from hotels: call rather than assume online availability, particularly for ski weekends and foliage. Several close for stretches of the shoulder season.
